    Emergency Situations We Handle

    Unapproved construction is one of the most common reasons projects are flagged. We review existing conditions and provide engineering evaluations for room additions built without permits, garage conversions, sunrooms, and bonus rooms. Interior changes such as wall removals, widened openings, or altered layouts are also evaluated, along with unpermitted fences, decks, patios, elevated platforms, and accessory structures including sheds, workshops, and detached garages.

    Note: Many existing structures can be evaluated without removal when conditions allow.

    Structural issues almost always require licensed engineering involvement. Our team reviews projects where load bearing walls were removed without documentation, beams or headers were installed without calculations, or roof framing was altered through raised ceilings, dormers, or truss changes. We also address improper cutting, drilling, or notching of framing members, along with stairway and guardrail safety concerns.

We address fire separation issues commonly found in garage conversions and multi-unti buildings, bedrooms without compliant egress, missing or non-compliant smoke and carbon monoxide detectors, and emergency exit concerns in commercial spaces.

    Site work can raise concerns beyond the building itself. Out engineers review driveway expansions, new concrete pads, grading, or drainage changes affecting runoff, fill material placed without city review, and site drainage conditions that prompt municipal review.
